Bear Creek Apartments is a planned 336-unit Class A multifamily community located southwest of Menchaca Road and FM 1626 in south Austin. Designed as a three-story garden-style development on more than 12 acres, the project is being advanced by an affiliate of Guttman Development Partners in partnership with the Travis County Facilities Corporation through a long-term public facility corporation ground lease structure that secures affordability covenants. Amenities are expected to include a coworking lounge with private studios, a resident lounge with catering kitchen, a dog park, a resort-style pool, and a fitness center. The development will deliver a mixed-income configuration with at least 20 percent of units restricted at 60 percent AMI and at least 30 percent restricted at 80 percent AMI for a minimum of 40 years, while the remaining units will be market rate.
